AIA G706 and G706A: The Closeout Affidavits That Unlock Final Payment

The G706 is the contractor's sworn statement that all subs and suppliers have been paid. The G706A is the accompanying affidavit that all bills are released. Together with the G707 consent of surety, they make up the closeout stack an owner requires before releasing final payment. When these affidavits are inaccurate, the exposure is personal to the contractor signing them — this is the document that can turn a payment dispute into a fraud claim.
